Checkpoints one to five: the paper trail

Start with the original allotment letter from the developer, then cross-check the file number against the LDA's online scheme directory. Verify the seller's CNIC matches the file owner name exactly, request a non-encumbrance certificate, and confirm the transfer letter template is current — not an outdated format.

Checkpoints six to ten: the physical and financial audit

Visit the plot in person or via live video to confirm plot markers and dimensions match the map. Check development charges are paid in full. Confirm there are no pending utility bills. Verify society membership status. Finally, insist on a bank-channel payment trail.

Missing file numbers, seller reluctance to let you verify at the developer's office, pressure to pay cash without documentation, and prices 20% below market are all non-negotiable exit signals.
