Understanding Society Transfer Fees in Lahore Housing Schemes

Transfer fees are the most common hidden cost in Lahore property deals. Societies charge them, developers charge them, and brokers sometimes invent their own version. This guide tells you what is standard, what is negotiable, and what should never appear on your bill.

Standard transfer fee structure

Most LDA-approved societies charge 1–2% of the DC-valued plot price as a transfer fee, plus a fixed documentation charge of PKR 5,000–15,000. Development charges, if unpaid by the seller, are also typically transferred to the buyer.

Who should pay: buyer or seller

Convention in Lahore is split: the seller pays the society transfer fee and the buyer pays documentation and mutation costs. Everything is negotiable, but only before the price is finalised.

Red flags and hidden charges

Brokerage transfer fees, fast-track charges, and unstamped agreements are all warning signs. Never pay a transfer fee to a broker — only to the society's official account or office.
