Basements in Lahore have moved from storage afterthoughts to fully finished living spaces — home cinemas, gyms, guest suites, and rental units. But they also carry risks: damp, poor ventilation, and costs that can spiral if waterproofing is skimped on.

Construction cost reality

A finished basement on a 10 marla plot currently runs PKR 45–65 lakh depending on ceiling height, waterproofing grade, and ventilation system. Excavation and retaining walls are the two cost drivers you cannot negotiate downward.

Waterproofing: the non-negotiable line item

Lahore's water table is high and rising. A basement without proper external waterproofing, drainage boards, and sump pumps will flood within five years. Budget 15–20% of basement cost for waterproofing alone.

Does a basement add resale value

Yes — but only if finished to the same standard as the rest of the home. A damp, dark basement is a liability. A bright, dry, well-ventilated basement adds 10–18% to home value.
