When direct works best
Pre-launch and balloting phases are the only times direct purchase reliably beats agent-led. Beyond that, agents typically access deeper inventory at the same or better prices.
What a good agent actually adds
Comparable pricing data, document verification, negotiation, and transfer logistics. A 1–2% agent fee is small relative to a 4–8% better-negotiated price.
Red flags either way
Agents that refuse to share comparables, and developers that resist independent document verification, are both signals to walk away. The path matters less than the discipline.
